Getting Ready for the Busiest Home Buying Season

After a few months of sitting inside day after day, looking at the same four walls, many people bolt outside as quickly as possible when warmer weather hits in the spring. And after spending so much time indoors, they often realize that they are ready for a change. This reason, among others, is why the spring season into early summer is often the busiest and best time for the housing market.


Why Buy a House in the Spring & How to Prepare


Warmer weather in conjunction with the desire to tackle spring cleaning are often big catalysts for people to decide it’s time to buy their first house or sell their current home and buy a new one. People have been cooped up in their homes all winter going stir crazy, so the warm weather brings everybody out and about. Psychologically, I believe people are more prone to the idea of starting anew as springtime rolls around.


Another huge factor in spring being a busy time is parents wanting to make a move before school starts back up in the fall. They have a few months between now and then, so it’s the perfect time to focus on getting homes ready to sell and finding a new one in an area where they want their children to attend school.


It’s interesting to note that the later into summer we move along, the slower the market gets. Increasing temperatures keeping people inside probably plays into this, but it’s largely because families are taking last minute vacations while also preparing for a new school year. There’s not as much time to focus on buying and/or selling.
For those who do find themselves in the position to buy this spring, the first thing I would recommend is getting pre-approved. This is beneficial because it gives buyers an idea of what they can afford. Plus, most reputable realtors will require a pre-approval before they start searching for possible homes and showing them. Having a pre-approval in hand at the beginning of the process may be the difference in getting the home or not in a hot market.  


For sellers, sometimes it’s about timing more than anything else. If it’s a seller’s market, the chances of selling increase significantly, so I would recommend keeping an eye on the local market during the spring and early summer. It also never hurts to go ahead and embrace spring cleaning by getting your house ready. Remember that sometimes just painting a room can go a long way.
The biggest tip I have for buyers is start the process early! I always recommend meeting with a lender like myself from Bryant Bank as soon as you can once you know you plan to embark on the homebuying process. This may mean several months before you plan to really get started. This gives you the ability to learn more about each loan program you qualify for, time to improve your credit score if needed, or save up more money for a down payment if that’s your goal.
